Marine Park, Flatlands and southern Brooklyn

Southern Brooklyn is built differently from the brownstone neighborhoods to the north. Most homes here are detached and semi-detached houses and attached brick homes, many with a finished basement or a ground-floor den, and a good number sit close to Jamaica Bay. That changes which floors we recommend and how we lay them.

In Marine Park, Flatlands, Mill Basin, Bergen Beach, Midwood and Canarsie, a lot of floor work happens below the main floor. A finished basement wants a floor that feels like a room, handles damp from the concrete and does not mind the odd leak from a washer or a water heater. Luxury vinyl plank over a vapor barrier does all three. Porcelain tile is the choice for a laundry room or a bathroom down there.

The neighborhoods around the bay, Gerritsen Beach, Sheepshead Bay, Mill Basin and Bergen Beach among them, know what water can do to a floor. For ground floors and basements here we steer away from solid wood, which cups and swells with damp, and toward floors that can be dried out and kept, like vinyl plank and tile. Upstairs, in bedrooms and living rooms, carpet, laminate and wood all work well.
